Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $75
Security Deposit/Holding Deposit: $500 refundable amount taken at applications, should be the standard refundable if denied or cancels within 3 business days
Security Deposit - Additional: $250 based on results of credit report
Security Deposit - Maximum: $750 based on results of credit report
Administrative fee: $450
Pet fee at move-in, non-refundable: $500 for one or two pets
Pet Rent - Monthly: $40 (for 1 or 2 pets)
Monthly Resident Parking Permit: $125single space, $140 for a tandem space
Water/Sewer/Trash/Pest Control: Varies monthly based on usage, billed in arrears by third party
Water/Sewer/Trash billing Fee: $3.25 not to exceed $5 monthly
Electric Service Fee for not setting up: $50
NSF Fee: $50
Monthly Late Fees if not paid by the fifth (5) of the month, is $100
Termination Fee: Equivalent to one-month base rent
Apartment Transfer Fee: $500
Liability Insurance if renter's insurance policy lapses: $13.22

Pet Policy

Max 2 Allowed | Max weight 35 lb each | One time Fee $500

Rent $40

Comments: Only one nonrefundable fee for 1 or 2 pets of $500 due at move-in. Only one fee for 1 or 2 pets of $40 a month. Two cat limit, full-grown maximum weight of 35 lbs. for each pet. Cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated.

Hill House at Chestnut Hill is a non-smoking community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
